Warm Neutrals: The Colours Defining South African Homes Right Now

Colour sells homes. Before a buyer looks at the floor plan or the finishes, they react to how a room feels. The look of the moment is still neutral, but it has moved on. Stark white and cool grey are giving way to warmer, softer and more natural tones that make a home feel calm and lived in.

Warm whites replace brilliant white
Off-whites with creamy or sandy undertones soften natural light and stop rooms from feeling clinical. They work on ceilings, in open-plan living areas and anywhere you want space and light without glare.

Good options include:

  • Dulux Inspiration White
  • Plascon Broken White
  • Plascon Grecian White

Sand and beige come back
Beige has returned in a more refined form, with soft sand and stone tones that pair well with timber, linen and natural stone. They add warmth to living rooms and bedrooms without feeling heavy.

Good options include:

  • Dulux Basic Beige
  • Dulux Light Navajo
  • Plascon Bleached Sand
  • Plascon Dune

Greige and mushroom are the new grey
Greige, a mix of grey and beige, gives the clean, modern look of grey without its coldness. Mushroom and taupe tones add depth and work well on feature walls, in cabinetry and in light, north-facing rooms.

Good options include:

  • Dulux Simply Taupe
  • Dulux Grey Calm
  • Plascon Hanging Greige
  • Plascon Country Mushroom
  • Plascon Cement Wash

Deeper earth tones for contrast
Darker neutrals add richness when used with restraint, on a single wall, on joinery or in a study.  Paired with lighter warm whites, they create a layered and considered look.

Good options Include:

  • Plascon Camel Hair
  • Plascon African Mud

What this means for property owners

  • Selling: warm neutrals photograph well and appeal to the widest pool of buyers. They also let buyers picture their own furniture in the space.
  • Letting: mid-tone neutrals such as greige and sand hide everyday wear better than bright white and still feel fresh.
  • Investing: a warm white or sand base gives a timeless finish that is easy to build on and will not date quickly.

A fresh coat of paint is still one of the cheapest ways to add value. Choose a warm neutral, and the home will look its best when it matters.
