It is one of property’s more interesting debates: would you rather own the most impressive house, or the property occupying the best position?
A home can often be renovated, extended or redesigned. Position is far harder to change. Orientation, privacy, outlook, elevation and the precise location of a property can all influence how buyers perceive its desirability and, ultimately, its value.
This is also where experienced property advice becomes important. Two homes within the same estate may appear comparable on paper, yet attract very different levels of interest because of factors that are not immediately obvious from square metres and specifications alone.
A knowledgeable real estate agent looks beyond the house itself, considering both the property and its position when assessing value, identifying the likely buyer and determining how the home should be presented to the market.
In property, the house matters. But understanding exactly where its value lies matters just as much.
