South Africa's Property Market Just Delivered Good News for Buyers and Investors

South Africa's residential property market continues to prove its resilience, and the latest BetterBond Property Brief gives both investors and owner-occupiers real reason for confidence.

With the prime lending rate holding steady at 10.5%, affordability is improving across the board. First-time buyers set a new record in July 2026, with the average purchase price reaching R1.4 million nationally, an 8% year-on-year increase, translating to genuine real-terms growth of 3% once inflation is factored in.

Even more encouraging: home loans granted rose 4.1% year-on-year and a striking 28% since July 2024. Buyers are also walking in stronger. Deposit requirements for first-time buyers have eased to 13.2% of the purchase price, with the deposit-to-salary ratio down 21% since its Q4 2022 peak. Combine that with homebuyer incomes climbing 14% over two years, and the picture is clear: more South Africans are qualifying for finance, and banks are backing them.

For the Western Cape, the numbers are especially compelling. The province co-leads the country in sectional title production alongside Gauteng, with a combined 880 units delivered per month, a strong signal of sustained developer confidence and consistent stock coming to market. First-time buyer loan values in the Western Cape have climbed 20% over the past two years, well ahead of many other regions, pointing to sustained demand and healthy price growth for owners and investors alike.

Add in the Western Cape's enduring pull as the country's second-largest tourism destination, and the fundamentals supporting both long-term capital growth and short-term rental demand remain firmly in place.

For investors, this is a market rewarding those who move with confidence: rising loan approvals, easing deposit burdens, and strong regional production all point to sustained momentum. For owner-occupiers, improving affordability and stable lending conditions mean the path to ownership is becoming more accessible, not less.
