The reason why this question is important, is it firstly shows how the open market has reacted to the listing price and product, and secondly, it can also give an indication as to whether the seller is eager to urgently sell.

For instance, should there have been no offers over 2 months, it might mean the listing product and price is not market-ready.  On the other hand if a few offers have been made, could this indicate that the seller is not under pressure to accept lower than asking price or conditional offers? 

The agent might reveal some extra information which will steer you away/closer to formalizing an offer...
